Need a termite inspection report for an Oahu property?

Hawaii uses a formal Termite Inspection Report commonly called a TIR or PC-9. It can come up when a property is being bought, sold, financed, or reviewed through escrow. The important part is timing the inspection correctly and using a properly licensed pest-control professional.

PC-9 in plain English

Think of it as a formal termite inspection report for an existing property. The inspector records what could be seen in accessible areas, whether visible evidence of drywood or subterranean termites was found, and whether further termite-control action is recommended.

What the report records

  • The property and inspection date.
  • Seller, buyer, realtor or escrow information when applicable.
  • Visible evidence of drywood or subterranean termites.
  • Areas the inspector could not access or fully inspect.
  • Recommendations if termite-control work is indicated.

What it does not promise

  • It is not a guarantee that termites are absent everywhere.
  • Hidden or inaccessible areas may not be fully evaluated.
  • It is not a structural-engineering opinion or a repair-cost estimate.
  • A report does not replace follow-up action when visible activity or damage is found.
Timing matters

The state form treats the report as time-sensitive.

Hawaii's official PC-9 form says the information in the report is considered reliable for no more than 15 days after the inspection date. If your inspection is tied to escrow, lending, a sale, or another transaction, confirm the required timing with the people handling that transaction before scheduling.

Who should call about this?

You do not need to understand termite licensing rules before making the call. You just need to know why the report is being requested and what property it is for.

Buying a homeYour agent, lender, or escrow contact may ask for a termite report during the transaction.
Selling a homeA report may be part of the documents or inspections needed before closing.
Refinancing or lender requestAsk the lender exactly what report and timing they require, then schedule accordingly.
Not sure what was requestedHave the email, escrow note, or lender request handy when you call so the provider can confirm the right inspection.
